Superior Software: We use the industries latest Software which allows us to monitor the performance of your properties daily and provides you with comprehensive and detailed monthly reports for each property.
Accounting and Reporting: Landlords are catered for on an individual basis. Reports are provided to you each month and a copy will be sent to your accountant if requested. Our company continues to have all our accounts audited although this is not a requirement any longer. We believe that it provides confidence to Landlords that their business is constantly monitored.
Tenant Screening: Tenants submit a tenancy application when applying to rent a property. This form requires extensive personal information and references for both accommodation and work. All prospective tenants are credit checked prior to being offered a tenancy. Before the tenancy commences, the property is inspected and we ask the tenant to sign a condition and chattel report. Tenants are expected to leave the property in the same condition when they vacate.

Tenancy Agreements: We require 3 weeks bond to be paid, and we obtain 12 months fixed term tenancies. The Tenancy Agreement is thoroughly explained to the tenants prior to them signing. Clauses such as cleaning on vacating are initialled. Tenants are made aware of the need to always pay their rent one week in advance and the consequences of not doing so. We also instruct them of their obligations for maintaining the property and reporting any maintenance issues which may arise.
Handling of Arrears: We obtain a daily report to identify arrears. Immediate action is taken when rent is not paid on time, and a 14 day notice is sent as soon as possible. However, in most cases our tenants respond well to our firm yet fair approach. Where tenants are referred to the Tenancy Tribunal our employees are experienced in handling these cases and we will attend Tenancy Tribunals when required, free of charge.
Maintenance and Care: Prior to our 3 monthly inspections we leave a report sheet with the tenant to identify any maintenance issues which we will check when inspections are conducted. We offer the services of our qualified contractors at our special rates and when work is authorised by you we will check that it has been completed to a satisfactory standard. Maintenance work is carried out on whatever instructions we are given by the Landlord. We are always available on mobile to attend those afterhours emergencies as required.
Competitive Fees: Our charges are amongst the lowest in the industry and we offer a set fee for all-inclusive management services.
